PROJECT INTRODUCTION

Browary Wrocławskie is a well-known former brewery in Lower Silesia, after the war renamed to “Piast,” and once the center of life in the historic Śródmieście district. In 2017, the SRDK STUDIO team began work on the revitalization of this mixed-use complex, combining the cultural context of historic buildings with modern architectural solutions. The urban concept opens westward toward the riverside boulevard and the Odra, which forms a natural boundary of the site. From the south, the complex neighbors existing residential development, creating a new center for the Ołbin district. The project optimizes investment value through efficient use of land and existing infrastructure.

PROJECT FEATURES

Browary Wrocławskie is an icon of Lower Silesia, a historic brewery known as “Piast” after 1945, and the heart of a former urban district. In 2017, SRDK STUDIO undertook the revitalization of this multifunctional complex, harmoniously combining the cultural heritage of the historic fabric with innovative architectural concepts.

  • Revitalization of historic fabric

    The SRDK STUDIO team approached the modernization of post-industrial heritage with respect for its historical character. Key artifacts were given a second life. In the northern part of the plot, the brick chimney was preserved as a dominant feature, while restored façades with the historic bottling and lagering tower became a visual hallmark of the complex, increasing its marketing and investment value.

  • Sustainable urban development

    The project follows contemporary urban principles aimed at preventing urban sprawl by reusing post-industrial sites in central locations with full infrastructure. Nearly 40% of the plot area consists of green spaces, including vertical greenery on structural elements, and 36% of roof surfaces are green roofs, reducing operating costs.

  • Mixed-use function

    SRDK STUDIO designed a complex combining residential, commercial and co-working functions. Functional diversity ensures stable investment income and reduces market risk. The site includes a kayak rental, open-air cinema, exhibition spaces and areas for creative activities, enhancing the project’s commercial attractiveness.

  • Pedestrian priority

    Eighty percent of parking spaces were located underground, giving ground level back to pedestrians and cyclists. This approach saved surface space and increased its commercial value. The project introduces new connections to the riverside green system and pedestrian boulevards to the west, increasing the attractiveness and value of the property.

  • Acoustics

    Advanced acoustic solutions were applied to protect residents from metropolitan noise. Such enhanced sound insulation increases user comfort and allows for higher sales prices. On the eastern side, sound-insulating windows and a ventilation system enabling comfort without opening windows were implemented.

  • Site development

    Site planning follows the principle of openness to natural and cultural context. SRDK STUDIO designed a rainwater retention system, reducing costs related to stormwater discharge. In the northern part of the site, near the historic chimney, a market square was designed, capable of generating additional revenue from leasing retail space.

INNOVATIVE SOLUTIONS

Browary Wrocławskie designed by SRDK STUDIO combines the needs of contemporary residents with respect for cultural heritage, restoring degraded areas with strong investment value. During the documentation phase, 3D laser scanning of historic buildings was used, enabling precise cost estimation for renovation works and reducing the risk of unforeseen expenses during construction.

  • Regeneration of historic fabric

    The SRDK STUDIO team approached the modernisation of the post-industrial listed structures with full respect for their historic character. The existing artefacts have been given a new lease of life — the brick chimney stack has been retained to the north as a dominant landmark feature, whilst the meticulously restored facades, incorporating the historic bottling tower and lagering hall, have become the defining hallmark of the development, significantly enhancing its marketing value.

  • Urban sustainability

    The project aligns with contemporary urban planning principles aimed at preventing urban sprawl, making use of post-industrial brownfield sites in central locations with established infrastructure. Nearly 40% of the site area comprises green space, including vertical planting on purpose-built structures, whilst 36% of the roof surface has been covered with green roofs, contributing to reduced operational costs.

  • Mixed-use development

    SRDK STUDIO has designed a mixed-use complex combining residential, retail and co-working functions. The diversity of uses ensures stable investment returns and mitigates market risk. The development also accommodates a kayak hire facility, an open-air cinema, exhibition spaces and areas dedicated to creative activities, all of which enhance the commercial appeal of the project.

  • Pedestrian Priority

    80% of parking provision has been relocated to an underground car park, freeing the ground level for pedestrians and cyclists. This approach has preserved valuable above-ground space, enhancing its commercial value. The development also provides new connections to the riverside green corridor to the west and pedestrian promenades, further increasing the attractiveness and value of the property.

  • Acoustics

    In the design of Browary Wrocławskie, the SRDK Studio team implemented advanced acoustic solutions to protect against urban noise. Investment in enhanced acoustic insulation increases residents' comfort and enables the achievement of higher sale prices. On the eastern elevation, acoustic-grade windows have been specified alongside a mechanical ventilation system that ensures comfort without the need to open windows.

  • Landscaping

    The landscaping has been designed in accordance with the principle of openness to both the natural and cultural context. SRDK STUDIO has designed a rainwater harvesting and attenuation system, reducing costs associated with surface water drainage. In the northern part of the site, adjacent to the historic chimney stack, a market square has been designed with the potential to generate rental income from commercial trading space.

INNOVATIVE SOLUTIONS

Browary Wrocławskie designed by SRDK STUDIO combines the needs of contemporary residents with respect for cultural heritage, restoring degraded areas with strong investment value. During the documentation phase, 3D laser scanning of historic buildings was used, enabling precise cost estimation for renovation works and reducing the risk of unforeseen expenses during construction.

The resulting point cloud provided an accurate representation of the preserved fabric. Craft-restored original mechanisms, such as wind cowls and the Galland drum, were integrated into the public spaces of Browary Wrocławskie. The design assumed using local natural materials, lowering logistics costs.
